Major Changes Taking Place in the Real Estate Industry

Attention Future Homebuyers

If you are considering buying a home in the future or you’re in the process of searching for a home, this information is pertinent to you!

The two major changes that will take effect as of August 17, 2024 are as follows:

1) Buyers will need to sign a written buyer agency agreement with the real estate agent before touring a home so they understand exactly what services will be provided, and for how much. Written agreements are required for both in-person and live virtual home tours. A written agreement is not required if a buyer is just asking an agent about their services or visiting an open house. Agent compensation for home buyers continues to be fully negotiable; and


2) There are changes as to how and where real estate professionals may communicate with each other about offers of compensation. These offers will no longer be allowed on Multiple Listing Service (MLS) platforms. Sellers can still offer compensation off an MLS and sellers can offer buyer concessions on an MLS (for example—concessions for buyer closing costs). To further explain, when a seller lists their property with a listing agent, it is the seller who authorizes whether an offer of compensation will be provided to the buyer's agent and the amount of that compensation (in the "Compensation to other Brokerages" section of the listing agreement). Any amount, or no amount can be offered; it’s the seller’s choice and fully negotiable. If no amount is offered by the seller, then the buyer agent’s commission would need to be paid by the buyer as agreed upon in the written buyer agency agreement.

She can occasionally be seen on stage at NarroWay Productions in Fort Mill and she enjoys volunteering as a Children’s Church worker at her church. One of Alisa's favorite places to visit is Daniel Island in Charleston, South Carolina, her ideal retirement destination.
